has its basis in the initial phase of the real estate
purchasing process, namely acquisitions. Traditionally
our focus for acquisitions has been centered on a conservative
Middle America strategy targeting on markets where stability,
growth and quality are of the prime importance.

syndicated and acquired 28 apartment complexes representing
approximately 3,000 units through private placements.
- Successfully
syndicated and acquired 29 apartment complexes and
8 offices and office/warehouse facilities representing
over 5,000 apartment units and 1,250,000 square feet
of office and office/warehouse facilities through
public offerings.
- The
total purchases represented throughout our history
are approximately $600,000,000 worth of real estate.
- The
total volume of transactions either owned, managed,
or sold has been well over $1,000,000,000.
- The
Company has also engaged various investment bankers
over the years, in joint ventures for various to-be-built
projects in excess of $30,000,000.
- Our
average purchase price per apartment unit has been
$21,000 per unit, which represents 50% of replacement
costs at the time of purchase. We focus on value,
appreciation, and not glamour.
PROPERTY MANAGEMENT
Staffed
with highly skilled and experienced individuals, the
daily objective of the Property Management Division
has been and will continue to be that of creating and
adding value to our portfolio of real estate assets
through increasing revenue and controlling expenses.

our history, we have profitably managed over 10,000
apartment units and over 1,500,000 square feet of
office, office/warehouse and shopping centers.

have experienced personnel in a variety of expertise
including conventional apartment communities, HUD
insured apartment communities, condominiums, office
complexes, office/warehouse facilities, business parks
and shopping centers.

are currently staffed with over 200 highly trained
and motivated individuals skilled in the latest advances
in management, leasing, maintenance and support.

training is unequaled in the industry. We have on
going training and motivation seminars for our staffing
including the latest management tools, leasing programs
and training in all aspects of in-house property maintenance.

current reporting systems is state of the art including

and accounting systems, rent roll systems and tenant
history and screening.
